The issue was a broken pipe and broken pipes should always be covered. By mistake, the tenants, a young couple with very little knowledge about insurance and insurance claims, told the adjuster that the issue must have been going on over a long period of time because there were stains on the baseboards in the bathroom that had been there ever since they had moved in six months ago. Of course the adjuster denied the claim with that bit of misinformation. A leak that had been going on for some time? Not a covered loss!
