To an insurance company there are 4 types of water damage:
1. Flooding – an overflow of inland or tidal water; runoff of surface water from any source; mudflow/mudslide; collapse of land due to erosion (a dam or levee break).
2. Subsurface water – water below the ground that exerts pressure on or seeps through a building foundation, sidewalk, driveway, etc.
3. Overflow – a blockage or clog of pipes which backs up into the home.
4. Water Backup – the reverse of the normal flow of water.
It is possible to add endorsements that will cover overflow & sump pump but they will not cover flooding or subsurface water. (If water comes through cracks in foundation or walls, it is NOT covered.)
For frozen pipes the homeowner must use reasonable means to maintain heat in the building; or must have shut off water supply and drained all systems/appliances of water.
